How We Work

Initial Steps

  1. Client Questionnaire and Photos: The process begins with the client filling out a questionnaireand attaching pictures of the area to be renovated.
  2. Zoom Call Setup: After receiving the questionnaire and photos, a Zoom call is arranged with a member of the management team.
  3. Cost Range Evaluation: Following the Zoom call, various team members may be consulted to provide a potential cost range for the project.
  4. “Save the Date” Confirmation: If the client decides to proceed, a “Save the Date” confirmation is issued, securing a tentative project timeline and collecting a deposit. This formalizes the client’s commitment and allows preliminary planning to begin.

Design and Planning

  1. Engage the Design Team: The design team is engaged to finalize plans, selections, and specifications tailored to the client’s vision.
  2. Sub-Contractor Site Visit: Subcontractors visit the site to assess conditions and provide accurate input for pricing and logistics.
  3. Estimate Preparation: A detailed estimate is prepared for the client’s review and approval.
  4. Approval and Permit Submission: Upon approval, the designs are finalized, a building permit is submitted, and materials are ordered to align with lead times.

Construction Phase

  1. Formal Project Start Date: A formal project start date is issued, marking the official kickoff of the construction phase.
  2. Construction Execution: The construction team mobilizes on-site, performing foundational work and progressing through framing, mechanical systems, finishes, and final details, all according to the approved design.
  3. Management and Oversight: Daily operations are managed, subcontractors scheduled, quality control overseen, and safety standards enforced.
  4. Client Communication: Regular updates and site meetings keep the client informed and involved.

Completion and Handover

  1. Final Inspections and Adjustments: As the project nears completion, final inspections, punch list walkthroughs, and necessary adjustments are made to ensure quality.
  2. Clean-Up and Orientation: Thorough clean-up is conducted, and a client orientation takes place.
  3. Official Handover: The project concludes with an official handover, marking the successful completion of the renovation.

Financial Transparency

  • Open Book Cost-Plus Estimating and Billing: Clients are provided full visibility of the project’s actual costs through a shared tracking file. Billing occurs weekly or bi-weekly based on actual costs incurred, with an industry-standard overhead charge applied to each contractor invoice. This approach supports evolving project scopes and fosters collaboration and flexibility.
